Concrete driveway, patio or walk: Penetrating sealers soak in and don't change the look much. Film-forming acrylics add a sheen but wear off faster under tires and foot traffic.

Stamped or colored concrete: Stamped concrete is usually protected by a film sealer that holds the color. When it looks dull or water stops beading, it's due.

Pavers: Pavers are cleaned, re-sanded (often with polymeric sand) and then sealed. Sealer helps hold the joint sand and keeps out stains.

Wood deck or fence: Deck floors wear out faster than rails and fences because they take sun, water and foot traffic. Many owners touch up the floor more often than the rest.

Composite or PVC decking: Most composite and PVC decking is not meant to be sealed or stained. It needs regular cleaning instead. Check your decking maker's care guide, especially if it's under warranty.

Travertine or natural stone: Natural stone needs a breathable penetrating stone sealer, applied when the stone is clean and fully dry. Avoid acidic cleaners between sealings.

Asphalt driveway: Asphalt is sealcoated rather than sealed. Some states and cities restrict coal-tar sealcoat products, so check local rules before choosing one.

The water-drop test

Sprinkle a little water on the surface in a few spots, including high-traffic areas. If it beads up, the sealer is still working. If the surface darkens and the water soaks in within a few minutes, it's time to clean and reseal. Test the busiest spots: they wear out first.

Good conditions for sealing

  • Clean, fully dry surface: sealing usually follows a cleaning by at least a day or more of dry weather.
  • Temperatures within the product's range, often above about 50°F, with no freezing overnight.
  • No rain in the forecast for the drying time on the label, often 24 hours or more.
  • Avoid very hot surfaces in direct midday sun, which can make sealers dry too fast and look blotchy.

The intervals above are typical ranges. Your sealer's label and the manufacturer's instructions are the final word. See Concrete Sealing, Paver Cleaning & Sealing and Deck Restoration & Staining.
